Our experience is most tenants are good people, and want they want to live peacefully in your property.

In fact, we are convinced the best tenants are exactly those that have the knowledge set to go on-line to find your units.

However, any tenancy poses risk, and that's why we recommend tenant screening. It's cost effective insurance for owner-managers. Our system even permits you the option to pass the cost of screening directly to your tenant-applicant.

Why Screen Tenants

Lost Rent:

It takes one to two months to formally evict a person, sometimes longer if you miss a step. With rental rates running anywhere from $500 to $1,500 per month for a standard two bedroom unit, that’s $1,000 to $3,000 in lost revenue.

Safety:

There are more than 1600 registered sexual offenders just in Maine. Given there are 500,000 registered sex offenders nationwide, and given the recent tragic events in Florida, California and Idaho, the need to carefully screen potential tenants for the safety of the apartment complex, and the children who reside there, cannot be overstated.

Damaged Units:

Problem tenants often damage your property, particularly upon the filing of an eviction proceeding. They know that the damage can well exceed their deposit, and they will willingly sacrifice the deposit to spite a property owner.

Legal Costs:

It takes time (yours) and money (Court costs, legal fees, Sheriff fees) to get to Court, and successfully evict a person. You can expect those fees to run $1,000 to $2,000.
